All told, when the renovation is complete the 30-foot-high simulator bay will have been converted into 30 office condos pacing out to 66,423 sf. The redevelopment will add some 15,000 sf to its current useable space.
Hubert will also replace such building systems as HVAC, plumbing, and electricity. The existing two-story atrium at the building's entrance will remain intact.
PAIFA moved out of the building in November of 2006. The asset was originally developed by Buchanan Partners in 2001 as a build-to-suit training facility for PAIFA.
The building is located across Broderick Drive from the AOL headquarters. It is also a short distance from Washington Dulles International Airport. Delivery is expected in July 2007.
