PLAINFIELD, IN-Opus North Corp. has started construction on two new office/warehouse facilities in the Plainfield Business Center at Airwest, for more than 625,000 sf of new space. Building Nine will be a 481,956-sf, one-story building and Building 10 will be a 134,631-sf, one-story building. The company will spend more than $16 million to complete the two projects.
The two buildings are going up at the same time that Building 11, started earlier, has finished its pad work and steel is going up. The Building 11 structure will be 361,793 sf. All three of the facilities under construction were built as speculative, and no leases have been signed yet, says Chad Lindley, real estate manager for the company's Indianapolis office.
"Airwest 11 just happened to break ground first, at the beginning of the year," Lindley says. "We're still working on prospects for the three buildings, and we're actively working with people on leases at 11."
He says both buildings nine and 10 have unique features. The smaller structure is on about 9 acres of land, and has 28-foot high ceilings. "That's higher than usual for a building that size," Lindley says. "Our intention is to have it taller for bigger warehouse users who can use a smaller space but want their own building, sort of a mini-bulk facility, with an entrance at either end for one or two tenants." This building should lease for about $4.15 net, and will be complete by October, he says.
Building Nine is at 2675 Reeves on about 40 acres of land. This larger building will have a 36-foot-high ceiling and another unique feature, Lindley says. "We're going to have additional parking at that building for up to 100 trailers, an added feature, as well as being the last site in Plainfield that has direct visibility with I-70," he says. This building should lease for about $3.25 net and will be complete by November, Lindley says.
