According to John Sabourin, senior managing director with Studley in the brokerage firm's Downtown Los Angeles office, Markel required the additional space to accommodate its growing business and planned growth through acquisition. Sabourin and Scott Katcher, corporate managing director in the Studley's Downtown office, represented Markel.
Sabourin says that Markel also chose the space for its location near the Ventura Freeway and the Westfield Promenade shopping center. In addition, the space is in Tower I of the Warner Center Towers, which recently was upgraded and renovated.
The insurance firm, which had previously occupied 15,000 sf in the Warner Gateway in Woodland Hills, is a subsidiary of publicly held Markel Corp., an international property and casualty insurance holding company headquartered in Richmond, VA. Markel sells specialty insurance products and programs to a variety of niche markets such as children's camps, bed and breakfasts, small museums, private schools, child care centers, social service agencies and martial arts schools.
Emmett, a publicly held REIT that owns office and multifamily properties in California and Hawaii, represented itself in the $6.5 million lease. The REIT's Warner Center Towers consists of six office buildings and one retail building totaling more than 1.9 million sf of class A office and retail space, one of the largest such complexes in the Los Angeles market.
