The Mission Viejo center, which was previously run by another operator that elected not to renew its lease, is on the second floor in the Courtyard at 27281 Las Ramblas, near the Crown Valley Parkway exit off the Interstate 5 Freeway. Premier has completely renovated the center, which totals 14,550 sf and 59 offices.

Premier's new Irvine location is the Lakeshore Tower Executive Suites on the third floor of the Lakeshore Tower building at 18101 Von Karman in Irvine, which was previously operated by Dorn Platz. The center was 68% leased when it was taken over by Premier and consists of 22,550 sf comprising 76 offices.

Reinstein notes that the Lakeshore Tower property establishes Premier Business Centers with an operation in a prestigious class A high rise in the Irvine Business District. The office building is situated on a 15-acre the project with two other class A office buildings, an Il Fornaio restaurant, a 24-Hour Fitness Ultra-Sport health club and a City National Bank branch.

The new Premier Westwood location consists of 13,500 sf of class A space comprising 59 offices on the fourth floor at 10866 Wilshire Blvd., a 15-story office tower called Westwood Place. The Torrance center, which was previously run by another operator that did not renew its lease, consists of 18,500 sf totaling 62 offices on the third floor at 3655 Torrance Blvd. Premier reopened the Torrance center recently and plans extensive renovations.

In the Mission Viejo lease, Premier was represented by Robert Rush, president of Newport Beach-based US Realty Group Inc., and building owner Murrel Co. was represented by Jayne Murrel, principal. In the Irvine deal, Premier was represented by Paul Stockwell and Justin Hodgdon of Studley, with building owner Lakeshore Towers Limited Partnership Phase I represented by Rick Kaplan and Greg Tippin of Cushman & Wakefield.

In the Westwood transaction, premier was represented by Gary Weiss of Madison Partners, with the sublandlord represented by Janice Cimbalo of Cushman & Wakefield. In Torrance, Premier was represented by Geoffrey Ludwig and Eric Lastition of Colliers International, with building owner Omis International represented by Douglas Braun of Colliers International.
