The new Sybron building is at 1515 S. Manchester Ave., where the company will be consolidating office and manufacturing operations from other Orange County locations. The new Sybron location, which the Voit brokers describe as a high-image flex tech building, is close to Disneyland, Downtown Disney, Garden Walk and the Platinum Triangle.
The building has Interstate-5 Freeway frontage and signage, and features amenities such as an on-site cafeteria and a gym. Sybron, in its deal for the space, was represented by Jeff Read and Greg Osborne of Grubb & Ellis.
The Sybron deal reflects what Voit's research reported recently as a strong flex market, with a vacancy rate that stood at 7.76% in the first quarter, down from its year-ago rate of 8.27%. Another sign of strength in the flex market, according to the Voit report, is the 365,856 sf of new product that has been built this year, which has been absorbed.
In addition to dental implants, Sybron manufactures high-technology dental and infection-prevention products, orthodontics and related products. It markets to dentists, oral surgeons, periodontists, hospitals, dental laboratories and others in dentistry and related medical professions.
