The Waterford Plaza property was sold by the original developer--Northside Development of New Haven. The site consists of 4.5 acres of retail frontage on Route 1 (Boston Post Road) improved by a freestanding CVS Pharmacy and a 9,400-sf strip center tenanted by Starbucks, Citi Mortgage, Cingular Wireless and My Girlfriend's Kitchen.

Adam Mancinone, Victor Nolletti and Steve Witten of Marcus & Millichap represented the seller in the transaction. Ed Grey of Ed Grey USA represented the buyer.

Witten and Noletti were the sole brokers in the sale of the Burgundy Apartments community at 104 Meeting House Lane in the Westlake district of Middletown. The property consists of 102-units of all studio garden apartments. The development, which sits on 3.6 acres, was built in 1973 and was recently renovated. Each unit totals approximately 515 sf.

The seller was Foxwoodburg Associates LLC and the buyer was Kulish Acquisitions LLC. Financing for the deal was provided by John Marr of EF&A Funding LLC of Stamford.
