CERRITOS, CA-One of the country's largest suppliers of business documents for international trade has leased an 80,000-sf industrial building here for a relocated headquarters and an aerospace firm has consolidated operations in a 48,668-sf industrial space in Tustin in two separate recently closed deals. The business document supplier is Apperson Print Management Services Inc. and the aerospace firm is Gateway International Holdings Inc., which is consolidating its Orange County operations in one facility.

Apperson has signed for a nine-year lease for a building at 13910 Cerritos Corporate Center Dr., according to Cameron Driscoll, senior vice president at the Anaheim Metro office of Voit Commercial Brokerage. Driscoll says that the $4.5-million lease met both the industrial and office requirements for Apperson's headquarters needs because the building includes more than 15,000 sf of office space and the printing services firm required a high percentage of office space.

The building also appealed to Apperson because the landlord, TIAA-CREF, has completed a total rehab of the office space. The firm, which is relocating from its former headquarters in the City of Commerce, will use the new building for its manufacturing and distribution operations.

Driscoll, along with fellow Voit broker Luke McDaniel of Voit's Anaheim Metro office, represented Apperson. The building ownership was represented by Jeff Sanita and John McMillan of Cushman and Wakefield.

In the Gateway International lease, the aerospace products company needed to consolidate its Orange County operations into one facility but wanted to remain in the county, according to Chip Dever, associate vice president of Colliers International's Irvine office. Gateway's new space is at 2672 Dow Ave. in Tustin in a building owned by a private partnership.

Gateway has leased the 48,668-sf industrial building for five years with an option to renew in a $2.1-million deal. The building features approximately 10,000 sf of office and engineering area space in addition to its industrial features.

Dever, along with Pat Remolacio and John Carpenter of Colliers International, represented the building owner. Gateway was represented by Jeff Williams of the Irvine office of Voit Commercial Brokerage.
