SANTA FE SPRINGS, CA-Solaris Paper has signed a $16.56 million lease for the final building at Golden Springs Business Center here, and First Industrial Realty Trust has started construction of its 141,000-sf Gateway Logistics Center in Rancho Dominguez, according to brokers involved in the projects. The new Solaris space is a manufacturing and distribution facility totaling 200,068 sf at 13415 Carmenita Rd. that is under construction and slated for completion within the next month.

Senior vice president Clyde Stauff of Colliers International, who represented landlord Golden Springs Development in the Solaris lease, says that Solaris wanted its distribution and manufacturing facility to be close to its headquarters, which is in Cerritos. The company manufactures and distributes towels, tissues, napkins and other paper products.

Golden Springs Business Center is a 5.3-million-sf industrial park of 23 buildings ranging from 18,702 sf to more than 817,364 sf that was developed by Golden Springs Development, which also operates the business center. Stauff and Stephen C. Calhoun of Colliers International are the listing agents for the center, which is at Imperial Highway and Carmenita Road.

Other tenants at the project include Home Depot, Krupps International, Southern Wine & Spirits, and St. George Distribution. Solaris was represented by Ian Britton of CB Richard Ellis.

At the new First Industrial development in Rancho Dominguez, the Chicago-based REIT expects to complete its Gateway Logistics Center in the fourth quarter, with the Goodglick Co. as the listing agent for the project. The location of the new project along the Alameda Corridor near Santa Fe Avenue and Victoria Street will provide convenient access to the ports of Los Angeles and Long Beach, notes Bob McIntyre, a senior broker with the Goodglick Co. and the property's exclusive agent.

The new First industrial project will be class A space, with parking for 191 cars and trailer storage, close to the 405, 110, 710 and 91 freeways. First Industrial bought the development site in April 2006 and razed a 125,000-sf outdated facility to make way for the logistics center. First Industrial was represented by the Goodglick Co. in the 2006b acquisition.
