104,000-SF Lease Opens Door for AC Distributor

DORAL, FL-Florida Air Conditioning Distributors has leased 104,000 sf of industrial space at International Corporate Park. The property is a 300-acre master planned business park.

The company, a division of American Air Conditioning Distributors Inc., is the exclusive distributor of York Equipment in Central and South Florida. It will use the space as its South Florida showroom and warehousing distribution hub, enabling the company to deliver its products to stores throughout Broward and Miami/Dade.

The landlord of the building is Denver-based ProLogis, which owns, manages or operates 13 buildings totaling 1.7 million sf at the park. The park has access to the Florida Turnpike, Dolphin Expressway, State Road 826 and the Miami International Airport. Florida Air Conditioning Distributors will join another tenant in the 147,000-sf building.

"[The company] liked this location because it allows them to serve a larger area," ProLogis first vice president and market officer for South Florida Scott Alexander tells GlobeSt.com.

The lease marks the company's entrance into the Miami/Dade market. The company also entered the Central Florida market recently with the signing of a 112,000-sf lease for industrial space at 7500 Southland Blvd. in Orlando. The building is a recently developed facility at ProLogis Park Orlando Corporate Center, a 42-acre industrial park located one mile from the intersection of the 528 Expressway and Florida Turnpike. It will use the space as a distribution hub servicing stores throughout Central Florida. The lease was negotiated for a term of five years with a value in excess of $3.2 million.

"They were also able to tailor the space to suit our needs, including secured outside storage. Our new facilities, which are important to our successful entry into these key markets, will help us continue to grow our regional business operations."
