The long-term deal was arranged for the tenant by Walter Schoenberg, Robert Rudin and Tom Giannone of Cushman & Wakefield of New Jersey, East Rutherford. Don Sperling of CB Richard Ellis represented the property's owner, Greymark Building LLC. The terms were not released, however, available space in the building had been listed with asking prices of $25 and $25.50 per sf.
"Central New Jersey's concentration of pharmaceutical firms makes it an ideal business center for MarketRx," Schoenberg says. "Clearly, the location is one of the factors that has enabled the company to grow."
MarketRx combines analytics, market research and technology to provide sales and marketing solutions for its pharmaceutical industry clients. The company's client list currently numbers more than 50 companies, including most of the top-20 global pharmaceutical concerns. MarketRx has been listed on Deloitte's Technology Fast 500, the Inc. 500 and the PWC Hot 100.
Completed in 1985, the building at 1200 Route 22 East totals approximately 110,000 sf. For owner Greymark, it shares the property with a site earmarked for a companion three-story office building of about 124,000 sf. The proposed building is listed with an asking rental of $29 per sf, with a notation that construction will begin once the building is 50% preleased. Steel is on the site, which has been cleared.
