Cadence McShane Corp. is fast-tracking RiverPark 700, with tilt-walls slated to go up in mid-September, according to Craig Morris, project executive and vice president for the locally based general contractor. "We just got in the habit that all jobs are fast-tracked," he tells GlobeSt.com. "I gather from developers that the sooner they can get it in place, the sooner they can find a tenant."Site work has wrapped up. The foundation was to be poured this week, but North Texas' daily downpours probably delayed the scheduled pouring.
Atlanta-based Seefried is planning at least two million sf for the development, which is parked near the crosshairs of US Hwys. 360 and 183 about two miles from the Dallas/Fort Worth International Airport. RiverPark 700 will sit on 25.7 acres beside the 820,000-sf RiverPark 600. Seefried's push for more space is obvious, with just 152,280 sf left to fill in RiverPark 600 and the 300,000-sf RiverPark 300 at 100% occupancy.
Cadence McShane got the nod to do RiverPark 700 shortly after it delivered the 820,000-sf neighbor. "I'd like to think it's because of the job we did on the first one," Morris says, adding the contract was won in a no-bid scenario. "It worked to our advantage that we were already there. This is our fourth project for the developer so we have a relationship there."
RiverPark 700, like its sisters, will have 32-foot clear heights. Atlanta-based Realacorp America's design, targeting office, assembly or light industrial, has 64 truck docks while the positioning on the site builds in 245 parking spaces and trailer parking.
