Duke Realty Corp. vice president of leasing Craig Flanagan represented the landlord in the EDS transaction and John Dolan, of CB Richard Ellis, represented the tenant. For the Sivica transaction, Flanagan represented Duke and Jay Dowlen, of CB Richard Ellis, represented Sivica. For the Standard Register transaction, Duke's Wes Hardy represented Duke and Ernest Kiser, of Coldwell Banker Commercial NRT, represented Standard Register. "The North Fulton market has a strong residential and retail base," Ferguson tells GlobeSt.com. "You've got a complete package in that area which is affording tenants an excellent place to do business."

Northwinds I is located within the NorthWinds Center, which is owned by Indianapolis-based Duke. It is a 258-acre master planned development that includes seven office buildings totaling more than one million sf and is zoned for four million sf of class A office space, 500,000 sf of retail space, 600 hotel rooms and 800 apartment units. Duke acquired NorthWinds Center in 2004. In the past six months, 137,000 sf of leases have been signed at the park refilling space that had been vacated in 2006 and 2007.

The new leases bring the occupancy level of the park to 95%. "We have one full floor of space left at Northwinds," Ferguson says. "Our intent is to bring the occupancy level as high as we can get it and maintain existing tenants."
