HOLLYWOOD-The Los Angeles City Council has unanimously approved a $400 million mixed-use green development totaling 1.1 million sf called Blvd6200 that will feature more than 1,000 apartments, 40,000 sf of live-work office space and 175,000 sf of retail and restaurant uses on a seven-acre site. The project, adjacent to the historic Pantages Theatre, will be developed by the New York City-based Clarett Group and will be Clarett's first project in Los Angeles.
Designed by Santa Monica-based Van Tilburg, Banvard & Soderbergh, the new LEED project will occupy a site that spans both sides of Hollywood Boulevard at Argyle Avenue east of Vine Street. Besides the office and retail space and the apartments, 10% of which will be affordable, the development will include 12,000 sf of public plazas and underground parking for all uses, including the Pantages Theatre.
Veronica Hackett, managing partner for the Clarett Group, comments that the project will transform what are now parking lots into new housing, retail and restaurant uses that will revitalize Hollywood Boulevard. Eric Garcetti, Los Angeles City Council president, calls it "Hollywood's most ambitious privately funded, large-scale redevelopment project to date," noting that the project will address numerous goals and objectives of the City Council and the Community Redevelopment Agency.
Blvd6200's retail and restaurant component has been designed as street-front space, a choice designed to help revitalize Hollywoood Boulevard. The project is also adjacent to the Hollywood/Vine Metro Rail Red Line Station, and Blvd6200 will offer MTA promotional plans to its tenants. The developers are also including parking for 10 "Flex Cars" to be shared among residents as well as preferential parking for tenants who own hybrid vehicles.
The seven-acre development site for Blvd6200 is owned by the Nederlander Organization, which also owns the Pantages Theatre and recently completed a restoration of the cultural and historical landmark. The land assemblage was completed without eminent domain or displacement of any residential tenants.
