Opus has plans for four office buildings in the park, though it's going about the construction somewhat backward. The 100,000-sf Corporate Ridge Three, with 70,000 sf spoken for by Farmers Insurance Group, will be complete in September. Corporate Ridge Two, which will also have Terracon Consultants Inc. on the third floor, is coming online in December. The company hasn't even started construction on Corporate Ridge One, a 90,000-sf office building, though it should break ground by the end of the year. "We're great builders, but not that good with numbers," jokes Dave Harrison, vice president and general manager for Opus Northwest.
Seriously, he says that Ridge One was planned to start first, but Farmers decided that it wanted a bigger floorplate, so they were switched to Ridge Three. Harrison says the company also has plans for a larger, 160,000-sf to 200,000-sf office building. "We've proposed that to some users already that I can't identify," he tells GlobeSt.com. He also says that two users have made proposals to take the majority of Ridge One, but that leases have not been signed yet.
The lease rate for the buildings are at about $22 per sf, Harrison says. A master tax abatement of 55% for the park for 10 years is included, he says. "It's a really good market, this is one of the fastest growing cities in Kansas. They're very pro-business," Harrison says.
The site also includes a few other buildings, such as Health Ridge Fitness Center, a 104,000-sf recreation facility; the 75,000-sf headquarters for the National Board for Respiratory Care/Applied Management Professionals, an Intrust Bank branch and two 35,000-sf buildings for Network Integration Services.
