"Our goal is to blend the features and benefits of value or suburban office and class A office," says Demian P. Salmon, vice president of regional development for Dallas-based Jackson-Shaw. He tells GlobeSt.com that Vista Oaks will add 250,000 sf to 300,000 sf of class A office space to the Vista Point development, which sits on the Lewisville-Coppell border at the Texas 121 junction with MacArthur Boulevard.

The 20-acre Vista Oaks, being designed by Good Fulton & Farrell Inc. of Dallas, will abut the 30,000-sf Lewisville convention center and 171-room Hilton Garden Inn. Also nearby are restaurants, retail and a fitness center to round out the mix for the new office concept, Salmon explains.

Salmon says Vista Oaks will differ from what's on the ground, whether it was developed by Jackson-Shaw or nearby competitors, because it's targeting 10,000-sf to 30,000-sf tenants rather than the over 50,000-sf crowd and incorporating design features more common to considerably larger class A office buildings. Vista Oaks' buildings will range from 50,000 sf to 110,000 sf.

Salmon, though, isn't ready to tip off competitors as to what's on the design boards. "I don't want to tell them everything," he says. But, he adds the extras will be far more extensive than what's being offered in value add-office projects that primarily rely on larger floor plates and higher parking ratios as chief marketing points. "To me, those are no longer amenities," he stresses.

Jackson-Shaw has been working the Vista Point land since 1999. Its 10.5-acre Vista Point North, with 146,000 sf in three flex structures and one office building, is 95% leased while its 112,000-sf first phase in the 20-acre Vista Point South is fully leased. Vista Point South's second phase, with 200,000 sf in six flex office shells, has just come on line.

"It's the next generation of suburban office," Salmon says about Vista Oaks. "The synergy that can be harvested from Vista Point North and Vista Point South can really help us in filling up the office component."
