ANAHEIM, CA-Shamrock Supply Co. has acquired a 45,325-sf industrial building to centralize its distribution operations in one of two recently closed Anaheim deals totaling $12 million, according to Voit Commercial Brokerage. Shamrock paid $6.8 million for the new distribution facility, which is at 3366 E. La Palma Ave.

Seth Davenport of the Anaheim Metro office of Voit Commercial Brokerage explains that Shamrock needed a centrally located facility for distributing its products throughout Southern California. The company distributes a broad range of general line industrial products to companies in the utilities, aerospace, manufacturing, financial services and leisure industries, and also to municipalities, schools and airports.

Davenport was part of a Voit Commercial team including Louis Tomaselli and Mitch Zehner, also of Voit's Anaheim Metro office, who represented the seller of the 3366 E. La Palma building, Atlas Commercial & Technical Inc. Davenport notes that the new Shamrock building is located directly off the 91 Freeway, where the traffic count numbers more than 224,000 vehicles per day. The site also provides access to the 57 and 55 freeways.

The freestanding industrial building includes a two-story office area, a newly installed showroom, a will-call office area and high-cube warehouse. Shamrock Supply was represented by Chris Migliori and Charles Brill of DAUM Commercial Real Estate.

In the other Anaheim deal, the Pacific West Association of Realtors bought a 22,000-sf office building at 1601 E. Orangewood Ave. in the Platinum Triangle that will serve as the new corporate headquarters for the Realtors. Mike Hefner, senior vice president at the Anaheim Metro office of Voit, reports that the building was vacant at the time of the $5.3-million sale.

Hefner represented the seller, the Robert Stovall Family Partnership LP, with the buyer represented by independent broker Glenn Hellyer. Hefner notes that the property's location in the dynamic Anaheim Platinum Triangle is in "the epicenter of Orange County's largest mixed-use office, retail and residential project."

The Anaheim Platinum Triangle, currently under development, will be a high-density, mixed-use urban environment that will include up to 9,175 housing units, five million sf of office space and more than two million sf of commercial uses.
