Jonathan Rose plans to break ground on the first construction phase of the venture, a 50-unit affordable housing development called Metro Green Apartments, in the spring of 2008.

The Metro Green project will, when complete, include 238 residential units that will feature for sale, rental, market rate and affordable housing. The residential component of the project will be developed by the New Haven office of New York City-based Jonathan Rose. W&M Properties of New York City, which has extensive office holdings in Connecticut and Westchester County, NY, will be building a 17-story, 350,000-sf office tower as part of the project. No construction timetable on the commercial component of the project was released by the developers.

The Metro Green Apartments component of the project was designed to meet the Enterprise Green Communities guidelines and will be seeking US Green Building Council's LEED "New Construction" certification, officials with the developers state. The residential development has been selected as a pilot project under the draft LEED Neighborhood Design criteria. Metro Tower has been designed to meet the council's "Core and Shell" LEED Gold Criteria, they add.

All of the residential units will be located on a courtyard, complete with landscaped sitting areas, a "meditation labyrinth" with a pedestrian link to the Stamford Metro North train station.

"We are gratified to receive the green light for Metro Green. We have designed a project that will provide Stamford and the region with an example of smart development," says Anthony E. Malkin, president of W&M Properties. "I am happy to be working with Jonathan Rose Cos. Jonathan shares our dedication to green communities and integrated, mixed-income housing."

Jonathan F.P. Rose, president of Jonathan Rose Cos., adds, "Metro Green is a model solution of how communities can develop market-based solutions to climate change. Building mixed-income, green developments with integral open space near our transit hubs is key to smart growth."
