Erwin Bucy, Regency Centers vice president of investments, notes that all tenants at the center will remain open during the construction. Seal Beach Center is anchored by a 48,000-sf Pavilions supermarket, a 15,000-sf drive-through CVS pharmacy, Wachovia, Radio Shack, Great Clips, Seal Beach Realty, Coach's Sports Grill and Daily Grind Coffee.

The redevelopment of the center, which was first developed in the 1960s, features modern Spanish architecture, red tile roofs, new landscaping, new signage and site work. Improvements to the center include new pedestrian walkways, updated light fixtures to prevent light spillage, new storefronts and added screen walls and landscaping to mitigate noise. The project, which occupies a site of roughly nine acres, has transformed what was an approximately 87,000-sf center into a newer, larger venue.

Bucy notes that the project, at the main entrance to Downtown Seal Beach, received unanimous approval from the City of Seal Beach Planning Commission and approval from the California Coastal Commission. Before Regency took it over, the property suffered from outdated architecture and limited landscaping, along with other issues, according to the REIT.

The Seal Beach Center is part of a substantial development pipeline in Southern California for Regency. The company's developments in Southern California represent one of the most active development and investment regions of the country for the REIT.
