For landlord Wells REIT, JLL's executive vice president Dennis McConnell negotiated the lease extension. Motorola was represented by brokers from CB Richard Ellis.
The extended occupancy involves the entire third floor and most of the first floor of the building, which has floorplates of nearly 60,000 sf. The building's current availability, according to Wells senior vice president George Wells, includes the entire second floor of pre-built, move-in space, and 35,000 sf of additional space on the first floor and the building's lower level.
"Unlike other facilities in the region, 1111 Durham Ave. can support additional office development," Wells says. He notes that the 35-acre site, "allows for the construction of a second building totaling approximately 143,000 sf.
Constructed in 1976 and renovated extensively in 1989, 1111 Durham Ave. is located just off I-287 in Central New Jersey.
