Opus West Corp., which built the six-year-old Collier Center in partnership with Naples, FL-based Barron Collier Co., also managed the 96%-occupied building at 201 E. Washington St. before selling it in June to the Stamford, CT-based buyer. As part of the deal, the seller retained about 30,000 sf of retail space, which it continues to manage. The asset also has an adjacent pad site, on which Opus West could develop a hotel.

Darlene Casella, CBRE's senior real estate manager, says one of the goals is to finish filling the space. About 15,000 sf of retail is available and 17,591 sf of office space is empty.

Casella tells GlobeSt.com that another major goal is to make the high rise LEED compliant. "A lot of LEED policy involves basic things, like making sure janitorial people are using green products, and that we're using green products in the operation and maintained of the property," she adds.

Casella says there could be some capital investment involved at a later time to obtain certification. "This [the building] was completed in 2001 and Opus has taken good care of it," she says. "I don't see the client going in and completely remodeling it."

CBRE's property management team includes Susan LaGanke. The brokerage house's executive vice presidents Jim Fijan and Jerry Roberts lease the high rise.
