Bob Pliska with Birmingham, MI-based Sperry Van Ness-Property Investment Advisors says that the Perris, CA-based company is building the entertainment centers in former big-box retail buildings across the country, and has 60 other locations. The facility will include two tracks for kart racing. "They had a branch already in Sterling Heights, but decided that they needed to move to the more central area of the Detroit suburbs to reach their clientele, mostly for corporate functions," Pliska tells GlobeSt.com. The company will close its Sterling Heights location, he says.
Pliska says he can't divulge the lease rate, but that it is somewhere between the average industrial rate of about $5.23 per sf and $20 per sf for retail. "This is basically a huge warehouse now," he says. "But it's in a major retail corridor, with 300 feet of frontage on 14 Mile, and very close to Oakland Mall." Howard Schwartz of his self-named commercial real estate firm represented the property owner, Brooklyn, NY-based BHY Partners LLC in the deal.
