The industrial/R&D buildings were constructed in the 1980s on 11.26 acres at 47747-47825 Warm Springs Blvd. Westcore acquired the property in May 2005 for $15.1 million and spent the next two years refurbishing the property and raising occupancy.
The buildings each sit on their own parcel. Tenants include NetVersant-Northern California, Microcube, MicroFluidic Systems and Aries Innovations.
Robert Steinbock and Reed Payne of CB Richard Ellis brokered the transaction.
Westcore also recently sold 97 East Brokaw Rd., a 56,000-sf office building in San Jose for $13.5 million, which is 50% more than it paid for the asset 18 months ago.
