"We wanted to go green on that platform and bring it into the current development cycle in Houston," says John Mooz, vice president for the locally based Hines. And, it's placing a speculative bet on the market.

The Hines CalPERS Green Fund is building its Silver LEED-certified building at 811 Main St. on a 55,000-sf tract adjacent to the recently renovated and vacant Stowers Building. MainPlace, which is designed to wrap around the Stowers Building, will be replacing a boarded-up warehouse and hotel on the site.

Mooz tells GlobeSt.com that in determining the best site for development, one key theme for Hines is access to mass transportation. "In all the clients we talked to about this, there was a huge desire for well-located office product near transportation," he adds.

Mooz says Hines, through the fund, is eager to tap into more opportunities in the Southwest, particularly Colorado, Arizona and Texas. Right now, there is nothing more in the pipeline. "We have definite and significant market activity in those areas and would love to see how HCG can play a part in that," he adds.
