MainPlace, set to rise at 811 Main St., will be the first LEED Silver-certified building in the CBD. Hines CalPERS Green Fund is the developer. The project's cost could not be obtained by press time, but the fund is capitalized with more than $275 million of committed equity, with leveraged power exceeding $1 billion.
"We think MainPlace's sustainable features, superior location and unique design will make it a highly sought-after address in Downtown," Hines vice president John Mooz says in this morning's press release. The schematic design work, which includes a nine-story, 1,130-space parking garage, will be completed in January. The developer has set a ceremonial groundbreaking for 2008 Earth Day, April 22, with the high rise's grand opening planned for Earth Day 2011.
The project site is an infill pocket with several blighted blocks. In the release, Hines says the high rise will be a "signature" piece that will spur redevelopment at the city's epicenter, where Main, Fannin, Rusk and Walker streets converge.
Pickard Chilton of New Haven, CT is the building's architect. Local company D.E. Harvey Builders is the general contractor.
