Provident Crossing's last 6,500 sf is about to get under way for the 50,000 sf of inline and pad-site space at the crossroads of Loop 4 and Interstate 35. Kim Wise, a Provident partner, says the project's final space will deliver in early-to-mid 2008. The development has been under construction since 2006.
Wise says the completed space is 100% leased, prompting development of the project's final phase. "That finishes our involvement there," Wise says. "We ran out of land, unfortunately." Provident Crossing abuts the 185,000-sf Cabela's at 15570 I-35.
Wise tells GlobeSt.com that Provident is going back to the drawing board for a second project, which will sit at the junction of Interstate 35 and FM 2001.
Construction on the development, still unnamed, most likely will start in 2009. "We anticipate being able to develop about 600,000 sf there, in two to three phases," Wise says. Another benefit to the land is that it's contiguous to a 6,000-unit multifamily complex that broke ground earlier this summer.
"We look for places that are on major traffic arteries like I-35, that have consistent residential growth," Wise says, adding Buda is a good choice for two Provident developments because it's close to Austin. "With its location to I-35 and not a whole lot of development barriers, we felt this place would continue to grow," he adds.
