SAN BERNARDINO, CA-Voit Development has started construction on the first phase of the developer's 500,000-sf Waterman Business Park, which will feature both industrial and office space at a 31-acre site at 1335 Waterman Ave. near the interchange of the 215 and 10 freeways. Phase one will comprise seven industrial buildings totaling 180,000 sf.

The buildings in the first phase will range from 20,000 sf to 40,000 sf, with later phases to include both industrial and office product. The development aims to meet the need for small and medium-sized businesses to own their own buildings, according to James V. Camp, senior vice president of development/acquisitions for Voit Development Co.

"With a substantial amount of big-box development taking place in the region, our firm has much less competition for the development of this type of medium-sized product," Camp comments. Voit is in the process of installing a loop street at the project, which has been named Parkcenter Circle North and Parkcenter Circle South.

Camp and Chris Cussen of Voit Development are the project managers on the Waterman development. The first phase of construction is anticipated for completion in the fall of 2008. The marketing representatives for the industrial portion of the project are Herrick Johnson, Alexey Zabolotskikh and Victor Kazarian of the Riverside office of Lee & Associates.
