The Nashville-based REIT and Opus West Corp. of Phoenix will build a two-building complex on a 14.58-acre tract in Pima Center's 40-acre office park, a 500,000-sf project of Main Spring Capital Group, also from Phoenix. The medical project will break ground in mid-September, with completion planned for mid-2008.
Hilla Nassiri, leasing director for the Nashville-based REIT, says leasing efforts for Pima Medical Pavilion are directed toward surgical centers, diagnostic imaging, radiology and laboratories. The project will include some retail, including a pharmacy and delicatessen. She tells GlobeSt.com that there are no letters of intent in hand or contracts are pending, but "there's been a lot of verbal interest."
Nassiri says the buildings will have the shell of standard medical office structures, but the exterior will take the local culture into account. Butler Design Group, Architects & Planners in Phoenix is the project architect. "The Butler Group is very much in the know as to how the Indian community expects the exterior to look," she adds. "There's a lot of symbolism involved in the design itself."
In the meantime, Pima Medical Pavilion will serve a practical purpose. Although the project is one mile from Scottsdale Healthcare Shea at 9003 E. Shea Blvd. and five miles from Scottsdale Healthcare Osborn at 7400 E. Osborn Rd., Nassiri says growth has led to more demand for medical services and space for healthcare professionals. "There's so much congestion in the whole area and there's no more room to grow," she says. "We're hoping this will provide a solution for people who need to expand their medical practices."
