Chris Gamel, vice president of transaction services with Grubb & Ellis Co.'s Austin office, says the school chose the 20-year-old building at 1611 Headway Circle in the northeastern submarket because it was already outfitted as classroom space. "This was the instructional facility for Applied Materials," he explains. "It seemed to be a good fit for the school. And, it already had a lot of what the school needed."

Gamel tells GlobeSt.com that Saill isn't paying a tenant-improvement allowance because the local building owner, WCBC Investors II, had offered a turnkey deal as part of the rate, which is 80 cents per sf, triple net. A. Ace Schlameus with HPI Real Estate Services Investments in Austin represented the owner.

"The space is in impeccable shape," Gamel says. "They'll be ready to open up in the fall."

The charter school combines special needs students with children who don't have learning disabilities. According to the company's website, it has enrolled 270 children from kindergarten through grade 8 for this school year. Its goal is to add a grade each year through 2011. Gamel says the school isn't planning additional locations at this time.
