LOGAN TWP., NJ-DP Partners has started construction for Building K, a 365,760-sf spec industrial building rising within the company's LogistiCenter at Logan industrial park. The company's second spec building within the park, it's expected to be ready for delivery in Q2 2008.
The building is also being designed and built within the guidelines of the Reno, NV-based DP's "4 Green" program, launched earlier this year to conserve energy and the environment. "Today it's not enough to develop buildings that meet the physical requirements of our clients," says Stephen G. Bailey, director of DP's eastern regional office in Harrisburg, PA. "We're committed to improving our environment by applying design and construction best practices.
"Our '4 Green' initiative is based on research that indicates what green requirements best fit the needs of our clients," Bailey says. "The program was created to achieve several goals along those lines."
Building K, a cross-docked distribution center, is designed to accommodate a single or multiple users, offering tenant spaces from 86,400 sf. Located on 25 acres at 2100 Center Square Rd. within the 1,100-acre rail-served LogistiCenter, the building will have 32-foot clear ceiling heights. At build-out, LogistiCenter at Logan is slated to total approximately 5.5 million sf of light industrial, W/D, R&D, flex and office space.
"The building itself offers major storefront entrances on all four corners," says Michael J. Alderman, director of leasing for DP's eastern region. "That provides high visibility for each of our tenants. We were the first developer to build major facilities on spec in the Gloucester County/South Jersey market for an extended period of time. Large industrial sites are in short supply, with sites accommodating more than 100,000 sf difficult to find. That puts us in a highly competitive position."
Construction of the park's second spec building follows the signing of a full-building tenant for its initial spec facility. As reported by GlobeSt.com, DP signed the Portland, OR-based Freightliner to a long-term lease for the 360,000-sf W/D building at 1140 Commerce Blvd. in March. That building had been completed in October 2006, and the truck manufacturer's lease involved the relocation of a parts distribution center from another site in the region.
