Project director Jeffrey Axtell of Vestar says that although the company typically opens its centers fully leased, in the case of the District at Tustin Legacy the developer also has nearly all of the tenants at the Tustin development, 85%, open for business at grand opening. Axtell notes that the center is the newest of Vestar's "district" concept, which consist of an inner lifestyle section with shops, restaurants and entertainment, along with a surrounding array of large-format stores offering everything from electronics to home goods.

Among the largest tenants at the center are the AMC Tustin 14 cinema, Strike Rock & Roll Bowling, Whole Foods Market, Borders Books & Music, the Winery Restaurant & Wine Bar, Bluewater Grill, Best Buy, Costco, Lowe's, Target and Tilly's. The lifestyle portion features a performance stage and two large video walls that are strategically placed to encourage pedestrian traffic between AMC Tustin 14 and the retailers at the opposite end of the center.

In addition to the existing communities surrounding the new venue, Axtell points out that the District at Tustin Legacy stands to benefit from approximately 4,600 new residences and more than six million sf of commercial space will soon be built on the land adjacent to the new regional retail center as part of the overall Tustin Legacy development. The entity developing the District at Tustin Legacy is Vestar/Kimco Tustin LP, with publicly held Kimco serving as a financial partner in the project.
