FREEPORT, FL-Locally based developer Jolly Bay LLC is planning to break ground in the fall on Jolly Bay, a mixed-use project that will include 120 condominium units, a 55-site RV park, and a 20-room bed and breakfast. The plan also calls for more than 14,000 sf of office and retail space along the north shore of the Choctawhatchee Bay.
The project will be developed on 17 acres of a 60-acre site with the remaining 43 acres preserved. It is located just north of the US Highway 331 Bridge, which provides access to the South Walton beaches and Freeport. Plans call for construction of a 26-story condominium building with one-, two- and three-bedroom units with views of South Walton's rivers, bayous and bay. Other components of the project include a 49-slip marina, camp store, coffee shop, restaurant, open green space park and performance stage and fitness and nature trail.
Jolly Bay LLC was founded by long-time Walton County residents Carl Post and Kimberly Maxwell. Maxwell tells GlobeSt.com that approvals are still being sought for the project, but groundbreaking will occur shortly after they are obtained. Sales efforts for the condominiums have not started, nor have marketing efforts for the commercial space. "We decided to go vertical rather than sprawl with the development to preserve the serenity of the area," she says.
The project's first phase will include the RV park and camp store. Future phases will include the bed and breakfast, commercial areas, amenities and condominiums. "We decided to build the project in phases so we can respond to market conditions," she says.
