SciPark is being developed by a joint venture of the Parsippany-based Woodmont Properties and the Lloyd Harbor, NY-based Simon Developments, the latter headed by Michael J. Simon, who initiated the project in 2002. The leasing exclusive has been awarded to GVA Williams New Jersey of Parsippany, with John Cunningham, managing director of GVA Worldwide Life Sciences heading the effort to fill the buildings.
"This science and technology campus has been designed to accommodate the infrastructure, flexibility and amenities of the expanding life science and high-tech industries in New Jersey," says Eric Witmondt, CEO of Woodmont Properties. "This will be a terrific addition to the Princeton area."
"The campus will be a great benefit to our town," says Mayor Janice Mironov. "It will bring new jobs, ratables and new corporate tenants to East Windsor."
The 32.3-acre SciPark site is located at 469 and 496 Old Trenton Rd., near that thoroughfare's intersection with Princeton-Hightstown Road. The location is also near Exit 8 of the New Jersey Turnpike, and the project's amenities will include private drives, corporate signage, 18-foot ceilings, effluent cleaning areas and under-floor drainage systems. It's also near NJ Transit rail service and Princeton Airport.
Target tenants include high-tech, biomedical, telecom, pharmaceutical and other office and R&D users. Classified for offering purposes as flex space, SciPark's four buildings are currently listed with a "negotiable" asking rate, triple-net, for five-year terms.
