The project site is at Airway Boulevard and North Canyon Parkway in Livermore, where Ware Malcomb is providing planning and architectural design services for the 34 speculative office/flex buildings. The buildings will range from 3,600 sf to 13,200 sf and are being marketed for sale.
The construction launch is for the first phase of the project, which includes 16 of the 34 buildings. The remaining 18 will be built in the second phase. The first phase will comprise about 102,000 sf on 10 acres.
Montevina is one of the first large-scale, class A projects in Northern California to feature freestanding buildings of this type for sale, as opposed to condominiums, notes Mike Parker, managing partner of ExTerra. Parker notes that small businesses are flourishing in the Tri-Valley area of Livermore-Dublin-Pleasanton, where the formation of new businesses over the past 15 years has created demand for this type of project.
Project amenities at Montevina include a Tuscan design, outdoor seating areas and recreation amenities including bocce ball courts and hiking trails. ExTerra closed on the acquisition of the project site in March, several days after the Livermore City Council unanimously approved the development.
The listing agents for the project are Jim Peterson and John Hone with Cornish & Carey in Pleasanton. The general contractor is JM O'Neill of Pleasanton.
Elsewhere in the region, in Fresno, ExTerra is developing North Pointe Business Park, a would-be four-million-sf development of primarily industrial space. The company's other projects in the area have included a 110,000-sf build-to-suit for Corporate Express and a 50,000-sf speculative building.
