The new office will be GVA Advantis' fifth office in Virginia. It will serve Fredericksburg, Spotsylvania, Stafford, Caroline, King George and surrounding counties. The office itself is located in Central Park on 1440 Central Park Blvd. in Central Park, a five-building, 2.5 million-sf complex.

GVA Advantis' new digs are in a 50,000-sf listing for office space within Central Park that it received. "We negotiated a small space for ourselves," Thomas says, adding that the listing was the tipping point for the company. "We were already doing significant business in Fredericksburg and when we received this we decided to open an office in Fredericksburg." Transactions in GVA Advantis' pipeline in the submarket include a 55-acre mixed-use development with more than 500,000-sf of leasable product. This is a future development site in Stafford County, Thomas explains, declining to name the developer. The office also has a 150,000-sf build-to-suit opportunity listing in the area as well as several land listings.

J. Andrew Hagy, director, is heading the local office. He has deep ties in the local economy as well, Thomas says, at one time serving with the Spotsylvania County Economic Development Department.
