That plan calls for two hotel towers of 1,900 rooms each, along with 150,000 sf of casino space; 500,000 sf of retail, dining and entertainment space; and a 5,500-seat theater. The resort would occupy approximately one acre of the overall 20-acre site, and the preliminary approval includes certain onsite circulation and other infrastructure improvements related to the project.

"This is a significant regulatory step toward starting construction," DeSanctis says. "Our plans are nearly complete, and we expect to start footing and foundation work shortly, and believe that construction will last approximately 36 months."

Next up in the permitting process for Revel is clearance by the State of New Jersey relating to the Coastal Area Facility Review Act, an application for which was filed in mid-September as well. No timeline has been released for that approval.

Revel's tentative plans were initially unveiled in April simultaneous to the announcement that the new company had hired Tishman Construction to build a new hotel/casino resort. Still to be determined, according to company officials, is whether both hotel towers will be constructed simultaneously, or in separate phases. The cost of the project hasn't been released.
