The office buildings sold range from about 3,500 sf to 10,000 sf. In addition to those that have sold, the Rocklin 65 Corporate Center, which is the office portion of the development, includes five larger buildings for sale.

The remaining buildings are of two and three stories. They include two of 12,000 sf each, two of 23,000 sf each and one of 56,000 sf. The developer is offering the buildings as cold shells and is marketing the larger ones as suitable for general office use or as medical office buildings.

Lefler says that the building buyers are being attracted by the location of the Rocklin 65 project in the midst of the Highway 65 corridor, which is close to restaurants, banks and shopping. The Rocklin 65 Retail Center, which is adjacent to the new office park, features four retail buildings with space available for lease ranging from 1,000 sf to 5,000 sf.

The retail space is being marketed by Soraya Montgomery, Jim Perell and Keith Wardhaugh of TRI Commercial. A few of the merchants are open, with others who are in the process of building out their space and plan on opening by early December, according to Montgomery.

The office and retail projects are being developed by Rocklin 65 LLC. Both projects feature visibility with Highway 65 frontage and are adjacent to Lonetree Road. Blue Oaks Town Center, which is anchored by Mervyn's, Petco and RC Willey, is next door.
