MOUNT LAUREL, NJ-Liberty Property Trust has completed construction and cut the ribbon for its 330 Fellowship Rd., a 103,075-sf class A office building here. The new asset is located within the Malvern, PA-based developer's four-building Liberty Walk at East Gate office park.
The four-story building has been designed to achieve LEED Gold certification, according to Rob Jones, VP and manager of LPT's Southern New Jersey region, based in Marlton. The asset's built-in features include elements designed for environmental protection and energy savings ranging from water use, to HVAC and other mechanical systems applications.
"Office buildings are among the biggest energy consumers and can emit large amounts of greenhouse gases," says New Jersey DEP commissioner Lisa Jackson, who attended last week's official ribbon-cutting. "As the green-building movement gains momentum, buildings like this are positioned to be models for future sustainable building projects in New Jersey."
"This is the next step in the creation of South Jersey's first sustainable development office park," Jones says. "With the first speculative office building in Burlington County designed to be LEED-certified, and the soon-to-be-completed green beltway linking the buildings, we can now say that 'green' is an official option for office space users in the market."
Besides 330 Fellowship Rd., the park's other three buildings include 300 Fellowship Rd., the headquarters for Marlin Leasing, and 302 Fellowship Rd., a multi-tenant building. The final asset in the collection is 350 Fellowship Rd., a 56,000-sf renovation project that was completed earlier this year and is 100% leased by Teknion.
Another highlight of the new building is a 22-foot by 15-foot abstract sculpture crafted by artist Greg Leavitt and recessed into a lobby wall. The piece was made from actual roof trusses from the former NFL Films building on the site, which was torn down to make way for the new building.
Of the asset's total of 103,075 sf, more than 100,600 sf is currently available for lease with an asking price listed as "negotiable." Average floorplates for the buildings are just less than 25,800 sf.
