Alan Pekarcik, a senior vice president at the Irvine office of Voit Commercial, says that key tenants at the property include the State of California, Pacificare Health and Rockwell International. The buildings also provide office space for a number of construction, telecommunications and electronics companies.
According to Dan Vittone, also a senior vice president with Voit Commercial in Irvine, Mammoth Cypress II is a part of a contemporary master-planned business development.The office complex forms a campus-like environment with nearby restaurants, quick-service eateries, hotels and business supply stores.
The buildings were constructed in 1990, with the exception of 5796 Corporate Ave., which was built in 1988. The West Orange County location of the project provides immediate access to Interstates 5 and 405, the Garden Grove (22) Freeway and the Riverside (91) Freeway, the Voit brokers note.
Mammoth Equities Capital Group LLC was the asset manager for the tenant-in-common owners of record. Mammoth was represented by Pekarcik, Vittone and Jeff Williams of the Irvine office of Voit Commercial, with Simon Dillon of the Newport Beach office of CB Richard Ellis assisting the Voit team. USA Build LLC was represented by Rick Heller of Urban West Commercial Real Estate.
The deal for the four-building office park marks the third time that Pekarcik and Vittone have sold the property, which Mammoth acquired in 2004 in a transaction brokered by the two Voit SVPs. At the time Mammoth acquired the business park, it was 86% occupied, according to a GlobeSt.com report when the transaction closed.
