Hartford is relocating from 11 Fortune Park in the Northwest market of Indianapolis. Tag Birge, FVP of Midwest development for property owner Lauth, says the lease puts Plaza Three at 70% leased. "Hartford wanted a better location for employees, with more frontage on I-465," Birge says. The asking rate at the building is $21 per sf, he says. "We're close to an LOI for another 15% of the building," Birge tells GlobeSt.com. "This is one of the strongest office markets in central Indiana." John Vandenbark and Dan Richardson with CB Richard Ellis represented Hartford.

The 135,000-sf Plaza Three was just completed in July. The building is part of the three-facility Meridian Corporate Plaza office park, located just off I-465 near US 31. The park has a total of 330,000 sf, and is about 83% leased by tenants such as Lauth's headquarters, Bose McKinney & Evans, Pillar Group and Walker Information. Amenities include a café, a 100-seat conference center and a walking path around a five-acre lake. Birge says there are no plans for another building on the site.
