In addition, Xand signed a three-year extension for the entire 46,078-sf 11 Skyline Dr. property. The new deal brings Xand's lease term at 11 Skyline to 10 years and nine months. The new lease at 17 Skyline Dr. brings that 85,000-sf class A building to 100% leased.

Carol McGuire, senior director of leasing, represented Mack-Cali, an Edison, NJ-based REIT in the transaction. Xand now occupies a total of 89,710 sf at the park.

Aarti Comstock, director of partner alliances for Xand, says, "Due to demand from the industry for business continuity solutions we are expanding into a second facility." Xand's existing 11 Skyline Dr. property serves as its corporate headquarters building, houses its data center operations and also provides dedicated business continuity space for its clients . "The business continuity space at 11 Skyline Dr. is at capacity," Comstock adds.

Xand began operations in 1990 at a Mack-Cali property in Elmsford as Cube Computers, but in the late 1990s in the aftermath of the Internet boom changed its name to Xand and focused primarily on data center services. The company now has three core service offerings: managed server hosting, co-location and business continuity.

Mack-Cali president and CEO Mitchell Hersh says of the expansion deal, "This transaction is in line with our strategy of building successful, long-term relationships with our tenants. We are very pleased that as Xand's space needs have grown, it has chosen to expand within this leading Mack-Cali business park."
