The complex consists of 385,000 sf of class A office space, configured as four three- and four-story wings connected by a central atrium lobby. It sits on 34 acres on the Route 10 traffic circle in the center of this Essex County community.
The property is being marketed for either full-building occupancy, or multi-tenant use, according to Eric Maurer, Eastman's director of leasing. The four-wing configuration makes it highly functional for multi-tenant use; however, and Eastman would also consider subdividing it to 30,000-sf, single-floor usage within the individual wings, Maurer says.
Located at 290 W. Mt. Pleasant Ave., the complex started out as a multi-tenant spec construction in 1983. Its first full-building tenant was Bellcore, now known as Telcordia, which occupied it for a decade. Latest tenant Prudential has been on-site for a decade, and the vacancy was prompted by a consolidation of the financial giant's operations at other locations. Eastman continues to manage the property, which will be available for occupancy in January.
