The GATE project is part of the Army's Enhanced Use Lease program. Under its terms, Opus will lease each land bay for 50 years. Development of the first bay will begin on Dec. 17 with a ground-breaking ceremony. Opus plans to build three buildings in this phase, including a research and development facility and two speculative office buildings.

The first building, the R&D facility, is a 60,000-sf, single-story building slated to be ready for occupancy by summer 2008. It will have multiple glass entries along the facade and an 18-foot ceiling for tenants that need high-bay storage space.

The second building, an 80,000-sf office building, will have a contemporary design with architectural precast panels, metal accent elements and large windows. Its two entry points will have full height curtain walls and metal canopies. The second office building, which will be similar in design, is expected to begin construction in 2008.

The buildings, which are inside Aberdeen Proving Ground's secure perimeter, are also designed to provide the necessary stand-offs required for blast protection. "The new buildings represent the beginning of a state-of-the-art business and technology campus within Aberdeen Proving Ground's secure perimeter, right in the heart of the Northeast," says James Lee, president and CEO of Opus East.
