The building will house an estimated 690 workers when it is completed in November 2008. The insurer will eventually occupy a 130,000-sf three-story office building at the park and will consolidate operations from leased space in the area to the 13.5-acre site.
The new building will feature brick and glass wings made of modular, high quality durable materials that will save installation time and reduce construction waste. The façade will accommodate both budget and schedule constraints without sacrificing the aesthetics of the building, Ryan officials say.
The build-to-suit development is the fourth design-build office project Ryan has worked on for the Hartford. The firm has completed an operations center in Santee, CA, a 100,000-sf regional operations center in San Antonio and a 100,000-sf operations center in Maple Grove, MN for the Hartford.
The Hartford building will be the anchor for the soon to be developed 100-acre New Hartford Business Park, owned by the Cameron Group LLC of East Syracuse. Larry Adler, partner in the Cameron Group, says that his firm sold the building site to the Hartford several months ago. The Cameron Group is currently in negotiations with a hotel operator for a 90-room to 110-room hotel to be built at the park. Adler expects a deal to be finalized on the hotel in the next 30 to 45 days. In addition the firm has a deal with a local medical office group that wants to build a 15,000-sf to 20,000-sf office building there.
