According to CB Richard Ellis' executive vice president Tom Adelson, NCS Pearson had three facilities: the just-sold building at 827 W. Grove Ave., 50,000 sf of leased space at 6701 E. Camelback Rd. in Scottsdale and an educational testing spot at 555 W. Iron Ave. in Mesa. "The lease ran out in the Scottsdale space, which coincided with the closing of the building in Mesa," Adelson says, adding NCS plans to keep the testing facility, which is about three miles southwest of the just-sold building. In turn, NCS signed a 13-year lease for 135,460 sf at Park at San Tan at 3075 W. Ray Rd.

Adelson tells GlobeSt.com that Biltmore Holdings practically jumped on the asset right after it was listed. "Biltmore likes these types of facilities. And as this one has all the furniture remaining in it, it's a good investment for them," he says. He and CBRE senior vice president Kevin Calihan represented the seller.

There is no list price on the 10-year-old building, but Adelson says the quote to lease the space is $15 per sf, triple net. CBRE's executive vice presidents Jerry Roberts and Jim Fijan are marketing it.

"This is ideal for a tenant that likes open floor plans and that needs to move in quickly," Adelson says. "This has a ton of systems furniture in it that's available and a tenant could move in tomorrow."
