Plans for the project, which is being done in three phases on a speculative basis, call for a total of four buildings adding up to more than 300,000 sf. Three of the buildings at the site, located near Exits 98 and 100 of the Garden State Parkway in Monmouth County, will be office facilities, the fourth a flex building.

The initial phase of construction will include a four-story, 58,000-sf office building accompanied by a 60,720-sf flex building, according to Sheldon Gross, the company's president and CEO. The subsequent second phase will add a two-story, 163,200-sf office building, and the final phase will consist of a three-story, 30,000-sf office building.

Sheldon Gross' newest project joins another, smaller project nearby. The company recently signed consulting firm Corporate Star and software firm Marathon Data Systems to a total of 18,000 sf at the Wall Professional Building, bringing that 24,000-sf office and medical facility close to full occupancy.

Wall Commercial Park was initially cleared for development just less than three years ago by the New Jersey Department of Environmental Protection. In April 2005, the state agency approved the site for development of between 300,000 sf and 500,000 sf.

"Since there is tremendous pent-up demand for new space in the region, we anticipate very strong tenant interest," Gross told GlobeSt.com at the time.
