DS Ventures bought its building from Optical Communication Products, a designer and manufacturer of fiber-optic communications components and sub-systems, reports David Leit of CresaPartners. Leit represented the buyer, David Schwartzman of DS Ventures LLC, with the seller represented by Allen Trowbridge and Carlo Brignardello of CresaPartners.
The new owner is planning to lease out the building, which comprises 100,000 sf of office and 48,500 sf of warehouse that can be converted to office. Leit notes that a significant feature of the property is abundant fiber-optic cabling. DS Ventures, a private development firm, acquired the property as an investment and has the space available for lease in nine months.
[IMGCAP(2)]In the Paskal Lighting lease, the national lighting and grip company, which services the motion picture and television industries, plans to relocate its West Coast facility from Hollywood to the modern warehouse/distribution facility. The building offers 22-foot ceiling clearance and 17 dock-high loading positions, making it one of the larger and more functional distribution properties in the San Fernando Valley, according to NAI Capital brokers who negotiated the deal.
The NAI brokers were Bob Scullin, Chad Gahr and David Young of the firm's Encino office, who represented the landlord, Pacoima Partnership Phase II, in the $7.8-million deal. Paskal Lighting was represented by Greg Barsamian of Coldwell Banker Commercial North County.
