The Gardenia, CA-based clothier has opened Fallas Factory Outlets in boxes that it bought: a 30,605-sf store at 100 S. Zarzamora St. in west San Antonio and a 47,000-sf box at 501 E. 6th St. in Del Rio. The retailer's first stores in Texas opened in Houston in 2003.

According to Shawn Ackerman, senior vice president with Henry S. Miller Commercial's Houston office, National Stores plans to open more stores this year in Texas, but he won't speculate how many. "Texas has been a very good market for them," he says. "They don't really have a number in mind, but they're opportunistic so there will be more locations opening."

Ackerman says National Stores Inc. prefers to acquire vacant big boxes, typically ones attached to retail centers. It also prefers to buy instead of lease. "If there's only leasing available, they'll look at that as well," says Ackerman, who's partnered with Henry S. Miller vice president Jason Gaines to find new spots for the chain's shops. In its latest two-box buy, San Antonio-based H.E. Butt Co. had in-house brokers negotiate the sales.

"The location on Zarzamora is infill and it's working well for them," Ackerman adds. But, in-line space in neighborhood centers or stand-alone boxes work well too, according to Ackerman.
