And Opus East, based in Rockville, MD with an office near Philadelphia, is aiming for Green Globe certification for all four of the buildings. Plans call for such sustainable design and building elements as energy-efficient mechanical systems, water-efficient landscaping techniques and low-emitting construction materials.
"This project will prove that offices can be environmentally friendly without sacrificing style or affordable pricing," says Craig Guers, SVP and general manager for Opus East in Philadelphia. "We're confident that its design will enhance its attractiveness as a location, while giving tenants a class A office location in a strong transportation hub."
Mercer Corporate Center is slated to rise on 52 acres with a waterfront view near the intersection of I-195 and Route 130 along Klockner Rd. in this Mercer County community. Exit 7A of the New Jersey Turnpike is nearby, as is I-295. As part of the project's overall green approach, Opus East is planning extensive landscaping that includes retaining walls, walking trails and two wet ponds along a new access road.
The project, the initial phase of which is slated for completion in December, is being designed by Opus Architects and Engineers, with Opus East doing the actual construction work. Mercer Oak Realty of Ewing Twp. has the exclusive marketing assignment for the property, and the space is currently listed on that firm's website with an asking rental rate of $28.50 per sf gross plus utilities. Alternatively, the buildings are listed with an asking sale price of $260 per sf including tenant improvements.
