The Washington, DC-based Madison Marquette is the chosen redeveloper for the retail/entertainment component, and locally based Asbury Partners is the master redeveloper. Plans for the project fell into place in mid-2007.

The approval clears the way for permanent renovations for the First Avenue pavilion, and temporary improvements for the site of the former Second Avenue pavilion. A beach club is eventually slated to rise on that site. The Third Avenue pavilion will also get a makeover, and the work on the Fifth Avenue pavilion will include some architectural changes to the building.

Madison Marquette has also identified several tenants for the buildings. Local restaurateur and entertainer Tim McLoone will take over both levels of a shuttered restaurant in the Fifth Avenue pavilion, where is will open his fourth Jersey Shore eatery. And another local restaurant owner, Marilyn Schlossbach, proprietor of Market in the Middle in this city's Downtown, will open a Mexican restaurant and a surf shop.

Other announced tenants to date include Baker Boys Bakery, Brielle Cyclery and as Kathy Mongiello's sandwich shop. The latter is an expansion of an existing store. All are expected to be open by late May.
