BHP Billiton has been a tenant in the 1.8-million-sf Four Oaks Place since 1993. The company has split its space between the 498,071-sf BHP Billiton Tower at 1360 Post Oak Blvd. and 586,461-sf Central Tower at 1330 Post Oak Blvd. Teachers Insurance and Annuity Association of America in New York City owns the class A office complex in the Galleria submarket.
"BHP Billiton Petroleum's long-term lease signifies a major commitment to the Galleria area and to Four Oaks Place, which will be 98% occupied," Leonard F. Balducci, director of asset management for New York City-based TIAA-CREF Global Real Estate, says in a press release about the deal. "We are very pleased to continue our relationship with BHP Billiton for many years to come."
Eric Anderson and J. David Baker, executive vice presidents at Transwestern Houston, represented the owner. Cushman & Wakefield of Texas Inc.'s vice chairman Louis Cushman and Kevin Ray represented BHP Billiton Petroleum. Representatives were not available for an interview by press time.
